Vinyl Replacement Windows in Waltham, MA
Low Maintenance, Real Savings
Tired of scraping and painting window trim every few years? Vinyl windows never need paint. They don't rot. And they keep the heat in during a Massachusetts winter.
Top Sash is an Official ProVia dealer based in Waltham. We install ProVia's vinyl windows, led by ProVia Endure, one of the best-built vinyl lines made in the U.S. Licensed, Lead-Safe certified, and most homes done in 1 to 2 days.

ProVia Endure vinyl double-hung, Brookline, MA. Same opening, before and after.
Why vinyl?
Vinyl is the most popular replacement window in Massachusetts, and for good reason.
Best value
Vinyl usually costs less than fiberglass or wood.
No painting, ever
The color goes all the way through or is built into the surface.
Won't rot or swell
Vinyl doesn't absorb water, so it won't warp in our wet springs.
Energy efficient
The frame has hollow chambers that trap air and slow heat loss.
Easy care
Wipe it with soap and water. That's it.
Where vinyl is not the best fit: very large openings, dark exterior colors on a south-facing wall (vinyl expands more in heat than fiberglass), or historic homes where you want real wood inside. For those, we’ll point you to Marvin fiberglass or clad-wood.
Not all vinyl windows are the same
Cheap vinyl windows are why vinyl got a bad name. Thin frames, screwed corners that come loose, and seals that fail in a few years.
Here’s what to look for, and what ProVia does:
- Welded frames and sashes. The corners are fused with heat, not screwed together, so they stay square and airtight. Both Endure and EcoLite are welded.
- Frame depth. Both use a 3¼-inch frame, which is sturdy and leaves room for good glass.
- Quality vinyl compound. ProVia’s Sunshield vinyl is made to resist fading and cracking from UV.
- Good weatherstripping. Barrier-fin and bulb seals block air, water, and dust.
- A real warranty. Read the fine print on glass seal coverage. It varies a lot.

The vinyl windows we install
ProVia Endure
Endure is ProVia’s premium vinyl line and our go-to. It’s what most of our ProVia customers choose, largely because of the lifetime warranty.
- Welded 3¼-inch frame and sash with INNERGY thermal reinforcements (a stiff, insulating core inside the frame)
- ComforTech insulated glass with Super Spacer warm-edge spacers to reduce cold edges and condensation
- 13 glass packages, from double-pane Low-E with argon up to triple-pane
- Profile DA locks that lock and tilt in one motion on double-hungs
- 8 interior colors and many exterior colors
- Styles: double-hung, casement, awning, slider, picture, bay, bow, garden, and custom shapes
- Lifetime limited warranty, transferable to one future owner, with lifetime coverage against glass seal failure
ProVia EcoLite
EcoLite is ProVia’s economy line. We mostly use it for basement windows, and it’s a smart pick for rentals and back rooms.
- Welded 3¼-inch vinyl frame and sash
- Low-E glass with argon and a flexible foam spacer
- Tilt-in sashes and dual barrier-fin weatherstripping
- White, with tinted and privacy glass options
- Styles: double-hung, single-hung, sliders, hopper, picture, and shapes
- Lifetime warranty on the vinyl and hardware, 20 years on the glass seal
We carry all four ProVia lines. Along with Endure and EcoLite, ask about Aspect (a mid-range all-vinyl window) and Aeris (vinyl outside, wood-clad inside).

What do vinyl replacement windows cost?
Vinyl is usually the best value, but every house is different, so we don’t post one-size-fits-all prices. Here’s what moves the number.
What moves the price
- The size of each window and how many you’re doing
- Which ProVia line: EcoLite, Aspect, Endure, or Aeris
- Insert vs. full-frame install
- What we find once the old window is out: rot, worn trim, or missing stops
- Exterior trim: PVC, aluminum wrap, or keeping your existing trim
- Color, grilles, and glass upgrades like triple-pane
- Bigger or specialty windows like casements, large sliders, and shapes
- The building permit
That’s why we come out and look before we quote. Then we match the window to your house, your expectations, and your budget.
Making it easier
“Perfectly pleased with the attentive service, the professionalism of everyone from sales personnel to carpenters…”

Vinyl vs. fiberglass windows
| Feature | Vinyl (ProVia) | Fiberglass (Marvin Essential) |
|---|---|---|
| Cost | Lower | Higher |
| Maintenance | None | Very low |
| Strength | Good | Ultrex fiberglass, about 8x stronger than vinyl, per Marvin |
| Expansion in heat | More | Very little |
| Interior | Vinyl | Ultrex fiberglass |
| Dark colors | Limited | More dark options, like bronze and ebony |
| Best for | Most homes, best value | Large windows, dark colors, a slimmer look |
Short version: vinyl gives you the most window for the money. Fiberglass costs more, but it’s stiffer and handles dark colors better. Want real wood inside? See our fiberglass windows page.
Energy efficiency in a Zone 5 winter
Waltham is in IECC Climate Zone 5. Cold winters, humid summers. Here’s what matters:
The federal tax credit for windows ended December 31, 2025, so for 2026 the Mass Save rebate is the one to use.
U-factor
How fast heat escapes. Lower is better. ENERGY STAR's Northern-zone standard is 0.22 or lower.
Low-E glass
A microscopically thin coating that reflects heat back into the room in winter and blocks some summer sun.
Argon gas
A clear, harmless gas between the panes that insulates better than air.
Triple-pane with krypton
A third layer of glass, with krypton gas between the panes, for the coldest rooms or the windward side of the house.

Vinyl windows for Massachusetts homes
Vinyl is a great match for a lot of Waltham’s housing. The two-families and triple-deckers on the South Side and around the Bleachery. The Capes and ranches in Cedarwood and Warrendale. The 1950s Colonials up near Piety Corner and the Highlands.
Most of these homes were built before 1978, so lead paint on the old window trim is common. Top Sash is a Massachusetts Lead-Safe Renovation Contractor (LR4694) and EPA Lead-Safe Certified Firm (NAT-F251059-1). We contain the dust, use HEPA vacuums, and clean up the right way.
Own a rental?
EcoLite is a solid, durable window that tenants can tilt in to clean, and you’ll never repaint the trim.

Vinyl window project
Reservoir area, Brookline, MA: 1897 Colonial
The homeowner had old single-pane wood windows. We replaced the garage double-hungs with ProVia Endure vinyl windows, plus Marvin Elevate windows in the main house and a ProVia Signet entry door. Done in 2 days. They’re now a repeat customer, doing a few more windows each year.
Vinyl window FAQs
How much do vinyl replacement windows cost in Waltham, MA?
There’s no one price, because every house is different. The final number depends on the window size, the product line and series, insert or full-frame install, any rot we find once the old window is out, exterior trim and color, and glass upgrades. A small basement window and a large custom unit can be very different jobs. That’s why we come to every home, look at each window, and quote it in writing. We’ve been doing this a long time, and our goal is a solution that fits your house, your expectations, and your budget. We also offer 18 months 0% financing. Single-pane replacements may also qualify for a $75-per-window Mass Save rebate.
How long do vinyl windows last?
A well-made vinyl window usually lasts 20 to 40 years. Welded frames, quality vinyl, and good installation make the biggest difference. ProVia Endure comes with a lifetime limited warranty that transfers to one future owner.
Are vinyl windows good for cold Massachusetts winters?
Yes. The hollow chambers in a vinyl frame trap air and slow heat loss. Pair that with Low-E glass and argon, and you get strong performance in Climate Zone 5. For the coldest rooms, ProVia Endure offers triple-pane glass, and krypton gas is an option there too.
Vinyl or fiberglass, which is better?
Vinyl is the better value for most homes. Fiberglass, like Marvin Essential with its Ultrex fiberglass inside and out, is stronger, expands less in heat, and handles dark colors better. It also costs more. We install both, so we’ll show you side by side.
Can vinyl windows be painted?
We don’t recommend painting vinyl. Paint can peel and can void the warranty. Instead, choose the color you want up front. ProVia Endure comes in many exterior colors.
What is the difference between ProVia Endure and EcoLite?
Both have welded 3¼-inch vinyl frames and Low-E glass with argon. Endure adds INNERGY reinforcements, warm-edge Super Spacer glass, 13 glass packages, 8 interior colors, more styles like casement and bay, and lifetime glass seal coverage. EcoLite is white only with fewer options, and its glass seal warranty is 20 years.
Do vinyl windows qualify for the Mass Save rebate?
They can. Mass Save offers $75 per window when you replace single-pane windows with ENERGY STAR Most Efficient windows certified for the north region, after a Home Energy Assessment. We’ll help you pick a qualifying glass package.
Do I need a permit for vinyl window replacement in Waltham?
Yes. Massachusetts treats window replacement as an energy code project, so a building permit is required. We always recommend pulling one, and most of our jobs are permitted. Top Sash files it with the Waltham Building Department and handles the inspection.
Will vinyl windows look cheap on my house?
Not if you choose well. ProVia Endure offers contoured sashes, many colors, and grille options. On historic homes where the look matters most, we may suggest Marvin fiberglass or clad-wood instead.
