Buy the door, or let us install it
Most homeowners want the whole job done. Some already have a builder. We work either way.
Supplied and installed
- We measure the opening and help you pick the door, glass, color, and hardware
- Your door is made to order
- Our own crew takes out the old door and installs the new one
- We seal, insulate, trim, and clean up

Supply only
As an Official ProVia dealer, we can order ProVia entry, patio, and storm doors for your own builder or contractor to install. A good fit when you already have a builder on the job.
Supply-only is ProVia only. Marvin doors are supplied with our installation.
The door brands we supply and install
Two makers we know inside and out, so we can match the right door to your house and budget.
ProVia
We’re an Official ProVia dealer for doors and windows. ProVia makes Signet and Ascent fiberglass entry doors, Legacy steel entry doors, five lines of aluminum storm doors (Spectrum, Decorator, Deluxe, DuraGuard, and Superview), and patio doors in its Aeris, Endure, Aspect, and ecoLite lines.
Marvin
Marvin is our top recommendation for windows, and we install its sliding patio doors too. The Essential Sliding Patio Door is Ultrex fiberglass inside and out. For more style and finish choices, Marvin’s Elevate and Ultimate collections offer sliding doors as well.
Fiberglass or steel?
Most entry doors we install are one of these two. Here’s the quick version.
Fiberglass
Won't rust or rot, and holds up to New England freeze-thaw winters. Comes smooth or with a woodgrain texture you can stain. ProVia's Signet and Ascent lines are fiberglass.
Steel
Strong, secure, and usually the most budget-friendly choice. ProVia's Legacy line is steel.
Sidelights, transoms, and double doors
Want more light in the front hall? Add glass sidelights beside the door or a transom above it. Wide openings can take a double door, like the one in our Newton project.
What door installation includes with Top Sash
When we install your door, the price covers the whole job. No surprise add-ons on install day.
- The door. Made to order for your opening.
- Removal and disposal of the old door and frame.
- Insulation and air sealing around the new frame, plus a tight sill and weatherstripping.
- Interior and exterior trim, caulk, and cleanup.
- Lead-safe work practices on any home built before 1978.
What might cost extra: a rotted sill or framing we find once the old door is out, or changing the size of the opening, like turning a window into a patio door. We’ll tell you before we touch it.

What does a new door cost?
Every house is different, so we don’t post one-size-fits-all prices. A steel back door and a double front door with a transom are very different jobs. Here’s what moves the number.
What moves the price
- The type of door: entry, patio, or storm
- Fiberglass or steel, and which product line
- Size and setup: single, double, sidelights, or a transom
- Glass, decorative glass, and hardware
- Color and finish, inside and out
- What we find once the old door is out: a rotted sill or framing
- Supply only or supplied and installed
That’s why we come out and look before we quote. Then we match the door to your house, your expectations, and your budget.

Brookline Reservoir area: 1897 Colonial
The old door was a low-end big-box door put in a few years earlier. We replaced it with a ProVia Signet door as part of a 10-window, 1-door job done in 2 days. This homeowner is replacing more windows and doors each year in phases.

Lead-safe door replacement for older homes
Old door frames and trim are common places to find lead paint in homes built before 1978, and taking them out creates dust.
We're a Massachusetts Lead-Safe Renovation Contractor (LR4694) and an EPA Lead-Safe Certified Firm (NAT-F251059-1). That means plastic containment, HEPA vacuums, careful cleanup, and a crew trained to do it right.

Door supply and installation FAQs
Do you sell doors without installation?
Yes, for ProVia. We’re an Official ProVia dealer, so we can order ProVia entry, patio, and storm doors for your own builder or contractor to install. Marvin doors come with our installation.
Should I get a fiberglass or steel entry door?
Fiberglass won’t rust or rot and can have a woodgrain finish, so it’s the long-term pick for most homes. Steel is strong, secure, and usually costs less. We’ll bring samples of both and help you choose.
How much does a new entry door cost in Waltham, MA?
There’s no one price, because every door and house is different. The final number depends on the type of door, fiberglass or steel, the product line, single or double, sidelights or a transom, glass and hardware, color, and anything we find once the old door is out. That’s why we come to your home, measure, and quote it in writing. We also offer 18 months 0% financing.
Can you add sidelights or a transom, or install a double door?
Yes. We install single doors, double doors, and doors with sidelights or a transom. If the opening needs to get wider or taller, we’ll quote the framing work before we start.
Can you turn a window into a patio door?
Yes. We do conversions. We cut the new opening, size the header with a structural calculation, and give the inspector the paperwork they need.
Do you install storm and screen doors?
Yes. A storm door protects your entry door from the weather, and a screen lets a breeze in when you want one. ProVia makes five lines of aluminum storm doors, from simple full-view styles to DuraGuard, which has a heavy-duty stainless steel screen to keep kids and pets in.
Is door replacement safe in a house with lead paint?
Yes, when it’s done by a certified firm. Top Sash is a Massachusetts Lead-Safe Renovation Contractor (LR4694) and an EPA Lead-Safe Certified Firm. We contain the work area, use HEPA vacuums, and clean and verify before we leave. This matters for any home built before 1978.
Was Top Sash formerly VIVA Windows?
Yes. Same owner, same crew, new name. You’ll see some of our older Google reviews under VIVA Windows.
